NSW house prices rise every month to begin 2025: PropTrack Home Price Index

House prices across New South Wales have risen in every month of 2025 so far, according to the latest PropTrack Home Price Index, with regional coastal markets leading the way.

The Northern Rivers recorded some of the strongest quarterly growth in the state, driven by tight supply and a steady flow of buyers relocating from Sydney and Melbourne. Byron Shire’s median house price is now comfortably above its 2022 peak.

Our view is that the fundamentals for the Shire have not changed. Limited land, strict planning controls and a lifestyle that is hard to replicate continue to underpin values, even as interest rates hold buyers’ budgets in check.

“Well-presented homes in the villages and along the coast are still drawing competition. What has changed is that buyers expect the price to be right from day one.”
